The Washington is our largest two-bed, one-bath model — 896 square feet over two full stories, starting at $279,000. Where The Spruce spends its square footage on a second bathroom, The Washington spends it on the rooms you live in: a deep footprint and genuinely generous bedrooms, the kind with space for a king bed, a dresser, and a desk without staging tricks. That makes it the pick for households that measure a home by its bedrooms — a small family, a couple who both work from home, or grandparents who host grandkids overnight. The two-story layout keeps the ground-level footprint efficient on tight lots while giving real separation between living space below and sleeping space above.

The construction is identical to every model we build: insulated monolithic slab, 2x6 walls, ZIP System sheathing, R-23/R-49 insulation, a 50-year architectural shingle roof, Matthew Brothers windows, and ThermaTru exterior doors. A Mitsubishi mini-split with a smart thermostat handles heat and cooling, with on-demand hot water, granite countertops, hardwood cabinets, waterproof vinyl plank flooring, and pine tongue-and-groove inside. Starlink setup is standard. If a second bath matters more than bedroom size, look at The Spruce — but if bedrooms win, this is the biggest we build before the premium flagship.
