Laconia carries a dual ADU market: workforce and long-term rental demand in the city's neighborhoods, where a 1-bed unit rents for $1,500-$1,900/month with very low vacancy, plus premium lakefront short-term rentals on Paugus Bay and Winnisquam that spike during summer and Motorcycle Week. Lakefront work within 250 ft of Winnisquam, Paugus Bay, or Opechee still falls under the NH Shoreland Water Quality Protection Act and NH DES permitting.
