Septic vs. sewer: the decision that shapes your ADU budget
For most ADU projects in southern Maine and the NH Lakes Region, wastewater is the single biggest variable in the site budget. Sometimes the choice is made for you by what runs past your lot; sometimes you genuinely have options. Here is how the two paths compare on cost, timeline, and headaches.
Town sewer: cost and timeline
If a public sewer main runs to or past your property, connecting an ADU is usually the cheaper path:
- Connection cost: $4,000–$12,000 in most sewered southern Maine towns like Sanford and Kennebunk, covering the lateral from the ADU to the main, tie-in, and inspection.
- Impact / entrance fees: many districts charge a one-time hookup or capacity fee on top of that — $1,500–$6,000 depending on the town and whether the ADU counts as a new EDU (equivalent dwelling unit).
- Timeline: typically fast — a few weeks once the district approves the application, since no soil testing is involved.
The catch is distance. If the main is a few hundred feet away or across a road, trenching, pavement cut, and restoration can push the number well past $12,000.
Private septic: cost and timeline
Off the sewer grid — which describes most rural lots we build on — you install your own system:
- Conventional system (good soil): $18,000–$28,000 for a 2-bedroom ADU.
- Engineered / fill system (poor or wet soil): $28,000–$45,000+ when the site needs an engineered design, imported fill, or a raised bed.
- Timeline: longer — you need soil testing, a licensed Site Evaluator design, and a state subsurface wastewater permit through the local plumbing inspector before installation.
Perc and soil testing come first
In Maine there is no guessing. A licensed Site Evaluator digs test pits, evaluates the soil profile, and designs the system on a HHE-200 form filed with the town. That test tells you three critical things: whether the lot will support a septic system at all, what type it needs, and roughly what it will cost. On a raw lot we always want this done before you are committed — a failed or marginal site can swing the budget by $20,000 or turn a cheap lot into an expensive one. Conventional vs. engineered systems
- Conventional systems rely on naturally well-draining soil and a standard leach field. Cheapest to build and maintain.
- Engineered systems (raised beds, fill systems, or advanced treatment units) are required when soils are tight, the water table is high, or the leach area is cramped. They cost more up front and some add a small pump and electrical load.
Many lots near lakes and wetlands — around Waterboro and across the state line in Ossipee — fall into the engineered category, which is exactly why the soil test matters before you buy.
Long-term maintenance
- Sewer: near-zero maintenance beyond a monthly or quarterly usage charge from the district.
- Septic: pump the tank every 3–5 years ($350–$600 in this region), keep heavy equipment and structures off the leach field, and be mindful of what goes down the drain. A well-treated conventional system lasts 25–40 years.
When each makes sense
- Choose sewer when the main is close, hookup fees are reasonable, and you would rather trade a monthly bill for near-zero maintenance.
- Choose (or accept) septic when there is no main nearby, when the sewer connection distance makes it more expensive than a system, or when you value being fully off-grid on wastewater.
