Free Consultation

Before you buy —
or before you build.

Two tracks. Same owner on the phone. We review the lot before you close, or we scope the build before you break ground — so the numbers are real and the project is actually buildable.

Why it matters

The lot decides
the budget.

Most cost overruns trace back to land problems that were visible before purchase. Here's what we look at on the free call.

Setbacks & Zoning

Many lots look buildable but fail once town setbacks, lot coverage, and ADU zoning are applied. We verify before you close.

Septic & Soil Feasibility

Poor perc tests can end an ADU project before it starts. We flag soil, water table, and septic-design risks upfront.

Slope & Drainage

Grading and drainage can add tens of thousands in hidden site-work cost. We'll estimate it before you buy.

Utility Access

Distance to power, water, and the nearest road drive real numbers. We scope trenching and hookup cost honestly.

FAQ

Before you book.

Is the initial call actually free?

Yes. The introductory call is free with no obligation. We only charge for formal feasibility or design work after we agree on scope.

How long is the call?

Usually 15–20 minutes for a land review, 20–30 for a build scope. We cover the key items, give you a read, and lay out clear next steps.

What info should I have ready?

For land: address or map pin + rough size + intended use. For build: property details, project type (ADU / home / addition), square footage, and any design inspiration.

Do you travel out to the property?

On-site walks are part of the paid feasibility phase. The free call determines whether that's worth doing for your lot.

What happens after the call?

You'll receive a written summary, preliminary budget, and notes. If you move forward, we book a full project consultation.
